Welcome to CalcCottage. These Terms of Service (“Terms”) govern your use of calccottage.com (the “Site”) operated by CalcCottage (“CalcCottage”, “we”, “us”, or “our”), a sole proprietorship based in Queens, New York, United States.

By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.

1. Who We Are

CalcCottage publishes free online calculators and educational content covering home-buying math (mortgages, refinancing, closing costs, affordability) and home-energy topics (solar, EV charging, heat pumps, energy costs). The Site is funded by advertising and affiliate commissions.

2. Eligibility

You must be at least 13 years old to use the Site. By using the Site, you represent that you meet this requirement. The Site is not intended for children under 13, consistent with the U.S. Children’s Online Privacy Protection Act (COPPA).

3. Not Financial, Legal, or Tax Advice

This is the most important section of these Terms — please read it carefully.

The calculators, articles, comparisons, and other content on the Site are provided for general informational and educational purposes only. They are not, and should not be relied upon as, financial advice, legal advice, tax advice, mortgage brokerage, lending services, investment advice, real estate advice, or any other form of professional advice.

Specifically:

  • Mortgage calculators provide estimates based on the inputs you supply and assumptions we have published. Actual loan terms, interest rates, fees, taxes, and insurance will vary by lender, credit profile, property, and market.
  • Energy and EV calculators provide estimates based on average utility rates, equipment specifications, and usage patterns. Your actual results will vary based on your specific location, equipment, and behavior.
  • Property tax, insurance, and closing cost figures are approximations and should be verified with licensed professionals in your jurisdiction.

Before making any financial, legal, tax, real estate, or major purchase decision, you should consult a licensed professional — for example, a mortgage broker, attorney, certified public accountant, certified financial planner, or qualified contractor — who can evaluate your specific circumstances.

Plain English: Our calculators are estimates to help you think. They are not professional advice. Talk to a real professional before you sign anything.

4. Accuracy and No Warranty

We work hard to keep our calculators and content accurate, but we cannot guarantee it. Tax laws change, interest rates change, utility rates change, and we may have errors in our formulas or data. The Site is provided “AS IS” and “AS AVAILABLE,” without warranties of any kind, whether express, implied, statutory, or otherwise, including without limitation warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, or uninterrupted availability.

Some jurisdictions do not allow the disclaimer of certain warranties, so portions of this section may not apply to you.

5. Limitation of Liability

To the maximum extent permitted by applicable law, CalcCottage shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including loss of profits, loss of data, loss of goodwill, or financial losses — arising out of or in connection with:

  • Your use of, or inability to use, the Site
  • Reliance on any calculator output, article, or other content
  • Any transaction with a third party (including affiliate partners and advertisers) you reach through the Site
  • Errors, inaccuracies, or omissions in the content
  • Unauthorized access to or alteration of your data

In no event will CalcCottage’s aggregate liability to you exceed one hundred U.S. dollars ($100) or the amount you have paid to CalcCottage in the past twelve months, whichever is greater. (Since the Site is free, the cap is typically $100.)

Some jurisdictions do not allow the limitation of certain damages, so portions of this section may not apply to you.

Plain English: If something goes wrong because you used the Site, we are not on the hook for damages beyond $100.

6. Affiliate Links and Advertising

The Site contains affiliate links to third-party financial services (such as LendingTree, Credible, SoFi) and home-energy companies (such as SunPower). When you click these links and complete a qualifying action, CalcCottage may earn a commission at no extra cost to you.

The Site also displays advertising via Google AdSense and may in the future use additional ad networks. Advertised products and services are not endorsed by CalcCottage unless we explicitly say so in our content.

CalcCottage discloses affiliate relationships consistent with the U.S. Federal Trade Commission’s Endorsement Guides (16 CFR Part 255). See our Privacy Policy and About page for details.

7. Third-Party Links and Services

The Site contains links to third-party websites and services that we do not control. We are not responsible for the content, privacy policies, terms, or practices of those third parties. Your interactions with them are governed by their terms and policies, not ours.

8. Intellectual Property

All content on the Site — including text, graphics, logos, calculator formulas, code, design, layout, and the CalcCottage name — is owned by CalcCottage or licensed to it, and is protected by U.S. and international copyright, trademark, and other intellectual-property laws.

8.1 Permitted Use

You may view, print, and download content from the Site for your personal, non-commercial use. You may quote short excerpts (under 200 words) with attribution and a link back to the source page.

8.2 Prohibited Use

You may not, without our prior written permission:

  • Republish, redistribute, or mirror substantial portions of the content
  • Scrape, crawl, or harvest the Site using automated tools, except for legitimate search engine indexing
  • Reverse-engineer or copy the calculator implementations
  • Use our trademarks or branding in a way that suggests endorsement
  • Train machine learning or AI models on the Site’s content without our written permission

9. Acceptable Use

You agree not to:

  • Use the Site for any unlawful purpose
  • Attempt to gain unauthorized access to any portion of the Site, servers, or networks
  • Interfere with or disrupt the Site, including through denial-of-service attacks or excessive automated requests
  • Upload or transmit any virus, malware, or other harmful code
  • Impersonate any person or entity
  • Use the Site to send spam or unsolicited communications
  • Engage in any conduct that restricts or inhibits any other user’s enjoyment of the Site

We reserve the right to investigate and take appropriate action against any violation, including reporting to law enforcement.

10. User-Submitted Content

If you submit feedback, suggestions, comments, or other content to us (by email or otherwise), you grant CalcCottage a non-exclusive, royalty-free, worldwide, perpetual license to use, modify, and incorporate that content into the Site, without compensation or attribution. We will not publish personal contact details you send us without your consent.

11. Privacy

Your use of the Site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

12. Termination

We may suspend or terminate your access to the Site at any time, for any reason, including violation of these Terms, without notice or liability. You may stop using the Site at any time. The provisions that by their nature should survive termination (including disclaimers, limitations of liability, intellectual property, and governing law) will survive.

13. Changes to These Terms

We may update these Terms from time to time. When we do, we’ll update the “Last updated” date and post a notice on the homepage for at least 14 days for material changes. Your continued use of the Site after the update constitutes acceptance.

14. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of New York, United States, without regard to conflict-of-laws principles. The exclusive jurisdiction and venue for any disputes arising out of or relating to these Terms or the Site shall be the state and federal courts located in Queens County, New York, and you consent to the personal jurisdiction of those courts.

If you are a consumer residing in the European Union or United Kingdom, this section does not deprive you of any mandatory consumer protections of your country of residence.

15. Severability

If any provision of these Terms is held to be invalid or unenforceable, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.

16. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and CalcCottage regarding the Site and supersede any prior agreements.
